No your information is strictly confidential and will not be passed onto anybody else except the relevant business centres.

How is the office space priced?

The business centres decide on the price per workstation not us. The space allocated per person can range from 50 sqft to 100 sqft depending upon a number of factors. This excludes all common parts, WC’s and meeting rooms.

Most Business Centres have put a range of prices as within a building different offices command different rents dependant on level of natural light and the size of office. The prices quoted are based on a price per person per month and this is usually inclusive of rent, business rates, service charge, furniture, electricity, lighting, heating and use of reception facilities.

Where no prices are quoted, this is because the Centre themselves wish to discuss these with the client direct due mainly to variations in price based on quantum discount for a large number of people occupying an office as well as price variations due to length of contract signed and the facilities needed.

The prices are meant as a guide only and may be subject to fluctuation at any one time due to supply and demand within a building.

Should you wish further information on pricing, please feel free to contact the Centre direct whose details will be sent to you by email on completion of the registration process. Alternatively, please call Flexioffices for free on 0800 197 1127.

What are the benefits of using Serviced Offices?
  1. Flexible lease/license structure: thus allowing a company to expand and contract as the needs of the business change and staff levels fluctuate. The minimum stated length of term is generally 3 months however most centres are willing to entertain shorter terms at a premium. For clients who sign for a 12 month term they will often be able to negotiate a rent free period.
  2. Ease of Occupation: The staff that run serviced offices are used to dealing with companies moving into their offices and can provide a solution that will minimise the disruption to a company allowing them to focus on running their business. Most centres will be able to have space ready for occupation within 24 hours. Serviced offices therefore provide an ideal solution for disaster recovery.
  3. Standard License agreements: Standard simple license agreements are in place therefore eliminating the need to enter into time consuming lease negotiations as well as instructing solicitors.
  4. Cost effectiveness: On agreements of less than 3 years in duration it has been demonstrated by research carried out by the Chartered Institute of Purchase and Supply, that substantial cost savings can be achieved by taking serviced offices as opposed to a traditional lease. The cost saving is partly due to the avoidance of building refurbishment at the start of a lease, dilapidations claims at the end of a lease and the inconvenience and cost of having to dispose of a lease mid term should a companies space requirement change.
  5. Ease of entry: A new company or project may not have a proven track record and trading history which is acceptable to traditional landlords without the need for large deposits (with associated cash flow implications) and personal and directors guarantees.
Who uses Serviced Offices?

Serviced Offices are used by a complete range of companies from a one person start up to a blue chip multi national that may require hundreds of workstations for a client project with an anticipated duration that would not enable a standard lease to be taken.

Between these two examples are a whole range of companies with many varied reasons for requiring serviced offices, such as bridging the gap between the lease expiry and the signing of the new lease agreement; when rapid company expansion is anticipated therefore a flexible lease is required or a company who wishes to locate a team close to a client site for particular project.
