This centre offers two accommodation options: an Incubation Wing for new start-up businesses, and the Intermediate Business Units for larger requirements. The Incubation Wing provides low-cost starter units. Each unit is furnished with a desk, chairs and telephone. Recognising that flexibility is vital for new and young businesses, there are no lengthly lease commitments. Tenancy can be taken under a Licence Agreement that provides an easy in - easy out contract. Additionally, to assist the development of the new business, the licence fee during the early stage of the occupancy period is subsidised and includes rates, lighting, telephone rental, business advice, administration and secretarial support. The Intermediate Business Units are situated in a new wing that opened in November 2004. These units cater for the growing demands of businesses that have outgrown the Incubation Wing, and require bigger and better facilities to suit their business progression. It houses 13 modern, light and airy offices with reception and conference facilities, allocated parking spaces and 24-hour access.

The centre is located approximately a mile from the City Centre, just off the A6030 Loughborough Road. It is a short distance from the A563, the outer ring road that provides easy access to the M1 motorway.
