Finding the right office space for your sector – Flexioffices case studies

No matter what your sector, finding the perfect office space for your business should never be a headache. Three very diverse clients came to us with their requirements for London office space and in this blog post we shine the spotlight on each project, including the solutions and challenges that our dedicated team deliver against every day.

Client  Rovio – the makers of Angry Birds

Their goal

Rovio was looking to establish its first UK office solution as a satellite division to their head office in Helsinki. They wanted a creative media space for five people that could accommodate expansion to seven, in addition to having storage facilities.

Project challenge

Matching a start-up office budget to the need to secure corporate office space in an expensive area of London.

The solution

Due to the challenge of working within the budget of a start-up, we devised a solution whereby we gave personal tours at a variety of office buildings, using our personal relationships with each office provider to secure the best deal for the most appropriate space.

The final solution was a funky loft space in Margaret Street, London W1, to match Rovio’s forward thinking brand image.

Takeaway success story

Rovio has grown considerably and Flexioffices is now their preferred broker for their new London showroom and office space of circa 3000sqft.

 

Client – Michael Kors – world-renowned, award-winning fashion brand and designer of luxury accessories and ready-to-wear.

Their goal

Michael Kors was looking for office space for 15 people in central London, as they had a business need to spend 12 months away from their HQ in Mayfair.

Securing an office space in close proximity to London’s Fashion district and other retailers was also a vital component of the project.

Project challenges

A flexible agreement was a must-have for Michael Kors, so that they could expand and renew as and when they wanted to. In addition, we were working to very tight deadlines, as they needed an office space just three weeks from the start of our search.

The solution

Flexioffices was able to present several suitable options and the client viewed a shortlist of four.  The solution was a space just off London’s Regent Street with time to spare on the three-week timeline and all within budget.

We provided an overview for the client on pricing for the London market – a vital step in helping them secure a budget from the HQ in New York.

Takeaway success story

Working with large corporates such as Michael Kors helps us to gain better relationships with local providers/landlords. This keeps us ahead of other office space brokers in terms of knowing where space exists before it comes to market.

 

Client – Mossi Ghisolfi Group – a leading name in the application of innovation to the sectors of PET, engineering and renewable chemical products derived from non-food biomass.

Their goal

Mossi Ghisolfi was looking for space to fit seven staff, in addition to three senior employees – with the decision yet to be made on whether they would be sitting together or segregated.

The office space – preferably in the West End, with city as a second option – needed to have two personal meeting rooms and use of a boardroom, potentially shared with other tenants. In addition, the space needed to be available to move into just six weeks from the start of the search.

Project challenges

The client wanted to test the London market before committing to a long-term lease, as this would be their first office in the UK. Due to the client being based in Italy, viewings had to be conducted with their UK lawyer first, to shortlist potentials.

In addition the client had moved all employees to the UK and housed them in rented accommodation, meaning it was imperative that the office space was ready on time.

The solution

1500sqft of fully serviced space in Dashwood House, which the client committed to for six months with the option to renew for a further 2 years.

We provided a hands on office tour experience of multiple options, coupled with our expert advice on negotiating on contract length and price.

We also took the client’s full brief and road-mapped the perfect scenario for them in terms of floor plans and travel requirements from the residential properties of the staff.

Takeaway success story

The room breakdown at Dashwood was almost identical to the brief given by the client. Only one wall and two security doors had to be installed after the move in, while space was acquired and contracts signed within six weeks of the search commencing.
